No matter the property you live in, whether it’s rented or owned, doing regular maintenance checks is so important. Not only will it reduce your yearly outgoings – as you may need to get someone in for a repair, such as a water heater repair – but it will keep your bills lower, as things will be running efficiently, such as cleaning your washing machine, means it will run more effectively. 

We know regular maintenance checks aren’t fun, but they should be part of your monthly or quarterly routine (depending on the checks). And they should be done, for older properties and new builds as if you catch a problem sooner, it’s less likely to become a bigger issue. 

Below we look into three different checks you should regularly be doing on your property. 

Check your guttering 

You should try to check your guttering once a month or at least every two months. Over the winter months, the bad weather can blow debris into your gutter causing it to block and then the rain causing it to flood. If this happens, the longer you leave it clogged, the more damage it could do to your property, which may require an expert to come out and fix it for you. If you are checking it regularly, you can ensure you remove anything that could block it and also prolong its lifespan, without you needing to make replacements. 

Check your roofing 

Whilst you are checking your guttering, checking your roofing is also advised. Over the years, tiles can get loose and if they do, cause leaks in your property, which can be expensive to fix. By checking your tiles for any damage, you can quickly replace them or make adjustments to ensure they are protecting your property. When you are up there, you can also give them a clean, improving how your property looks as people approach it.

Check your tumble dryer 

So many people forget to check their tumble dryer, even though if left and not checked in a long time, it can be dangerous. Over time, your dryer can collect fluff and dirt which needs to be removed and thrown away. The longer it’s left, the more fluff and dirt that will be collected, which could lead to a fire. On the most basic negative, having fluff and dirt will reduce how effective your dryer is, making it more expensive to run and risking it breaking. If it does break, you’ll need to get an expert out, which can be expensive, especially if your dryer is out of warranty and in the worst case, you may need to replace it with a new one, which is even more expensive.
